Who This Is For

Three Types of Clients. One Integrated Approach.

Whether you own one property or twenty, the same principle applies: real estate strategy and tax strategy have to work together.

The Growing Investor

You own one or two investment properties and want to scale strategically — without paying unnecessary taxes at every step. We help you understand your equity, your options, and the right sequence of moves.

The Business Owner

You have business income and haven't fully explored how real estate can reduce your tax liability. Cost segregation, depreciation, and strategic ownership structures can create significant tax savings you are currently leaving on the table.

The Multi-Property Investor

You have built a portfolio and now face complexity — entity structure, exchange planning, leverage optimization, and estate integration. We help you manage the full picture, not just the next transaction.

What We Do

Six Pillars of a Real Estate Portfolio Strategy

Each of these works independently. Together, they compound.

1031 Exchange Planning

We help coordinate timing, sequencing, and structure to keep your equity working — in close coordination with your CPA and qualified intermediary.

Entity Structuring

The right ownership structure protects your assets and positions your portfolio for future transfers. We work alongside your attorney and CPA to ensure your ownership structure aligns with your real estate strategy.

Acquisition Strategy

Finding the right property is only part of the equation. We evaluate market conditions, asset class, financing structure, and tax position to identify acquisitions that serve your long-term strategy.

Cost Segregation Studies

Cost segregation is one of the highest-impact strategies available to real estate investors. We connect clients with qualified specialists and help integrate the results into your broader real estate strategy.

Leverage & Refinancing

Strategic use of debt is one of real estate's greatest advantages. We help you think through how refinancing and leverage decisions interact with your real estate strategy — in coordination with your lender and financial advisor.

Real Estate Finance Fundamentals

We educate clients on the metrics that matter — cap rate, gross rent multiplier, cash-on-cash return, and debt service coverage — so every acquisition decision is grounded in numbers, not assumptions.

Cost Segregation: The Tax Strategy Most Investors Have Never Heard Of

When you purchase an investment property, the IRS typically requires you to depreciate it over 27.5 years for residential or 39 years for commercial. A cost segregation study reclassifies components of the property — flooring, fixtures, landscaping, electrical — into shorter depreciation schedules of 5, 7, or 15 years.

The result is a significant front-loaded deduction that reduces your taxable income in the years you need it most. Combined with bonus depreciation rules, the impact can be immediate and substantial.

5–7x
Typical acceleration of depreciation in the first year compared to standard straight-line method
$50K+
Potential first-year tax savings on a $1M commercial or residential investment property, depending on property type and components
Any Age
Studies can be performed on properties purchased in prior years — a lookback study can generate a catch-up deduction in a single tax year

Cost segregation works best when coordinated with your overall tax position, entity structure, and financing. We help clients integrate it into the full picture.

Know the Numbers Before You Move

Two metrics every investor should understand before acquiring or selling any income-producing property.

Capitalization Rate
Cap Rate = NOI ÷ Property Value

The cap rate tells you the rate of return a property generates independent of financing. A higher cap rate indicates higher yield — and typically higher risk or a less competitive market. It is the primary metric for comparing income-producing properties.

Example: A property generating $80,000 in net operating income priced at $1,000,000 has a cap rate of 8%. The same income at $1,333,000 drops to a 6% cap — meaning you are paying more for the same cash flow.
Gross Rent Multiplier
GRM = Price ÷ Gross Annual Rent

The GRM is a quick screening tool that tells you how many years of gross rent it would take to pay for the property. It does not account for expenses, but it allows for fast comparison across a large number of properties. Lower GRM generally indicates better value.

Example: A property priced at $600,000 generating $60,000 in annual rent has a GRM of 10. A comparable property at $720,000 with the same rent has a GRM of 12 — meaning you are paying a 20% premium for the same income.

"The difference between a good investment and a great one is usually the strategy around it."
