The Conventional Way Is Broken, And Your Family Pays the Price
When a parent needs to transition out of their home, families typically end up with a real estate agent, an attorney, a contractor, a mover, and a cleanout crew—all working separately, none seeing the full picture.
That fragmentation is the problem. Decisions get made in the wrong order. Siblings disagree because no one has the full answer. And the family, already emotionally stretched, becomes the default coordinator for a process nobody prepared them for.
No one should have to become the project manager for this.
Without someone who understands the legal, financial, real estate, and logistical picture simultaneously, there is no common ground. Just competing opinions and no authoritative answer.

We Understand the Financial Products, Too
Most families don’t know what options exist to fund a transition. We do. Understanding which financial products are available, and how they interact with the sale, the estate, and the timing, is part of what makes our plan different from everyone else’s.
Bridge Loans
When your family needs to move first and sell second, a bridge loan can fund the new home or care placement before the existing home closes. We help families understand when this makes sense and how to sequence it correctly.
Reverse Mortgages
A powerful equity tool for clients who want to stay in place or move into an FHA-approved replacement property. We help families evaluate whether the equity, the estate, and the long-term plan make this the right fit.
HELOCs
A home equity line of credit can fund renovations, care costs, or transition expenses while the home remains on the market. We advise on timing and structure so the HELOC works with the sale, not against it.
Families We’ve Helped Through Every Step
What Families Say
“Jared is a delight to work with and helped guide my family through a complex and stressful transition. I highly recommend him and Bethesda Brokers.”
“Jared brings a rare and incredibly valuable combination of expertise as both a real estate broker and an attorney. He doesn’t just understand the market, he understands the legal and structural complexities of real estate transactions at a deep level, which gave me tremendous confidence at every step.”
This Wasn’t Built in a Boardroom.
When I was a teenager, my grandmother developed Alzheimer’s. My mother and her four siblings spent years driving across state lines to New York, managing the sale of her home, her transition into memory care, her finances, and each other. Five adult children with different opinions, a timeline nobody controlled, and no one to coordinate it all. The logistics were hard. The family dynamics made it brutal.
I went to law school carrying that experience. I practiced estate planning and real estate law, then opened Bethesda Brokers in 2023. Over the years, I watched the same situation repeat itself in family after family: fragmented decision-making, exhausted adult children, and costly mistakes caused by a lack of coordination between professionals.
Next Chapter Relocation is my answer to that. Built by someone who lived it, and who spent a career building exactly the expertise it takes to do it differently.
Jared B. Stape, Esq., Attorney and BrokerDuring my senior year of high school, my parents made the difficult decision to move my grandmother into our home. Before that could happen, we had to rethink our home of twenty years—adding an entirely new addition just so she could have her own living space while my parents maintained theirs.
It was a massive undertaking, and we were lucky. We had the space, the time, and a small army of family members—myself, my sister, and our cousins—ready to break down her old house and load up the U-Haul. Because we had all hands on deck, my grandmother lived happily with us for another ten years.
But I know that’s not the reality for most. More often than not, families have their hands forced by a sudden medical incident or a financial impasse, leaving them overwhelmed by the pressure to manage a major life transition on a shrinking timeline.
With my background as a project manager and estimator in residential construction and renovations, I know how to navigate the physical logistics of changing a home. Next Chapter Relocation is the safety net I wish every family had—built to step in, handle the heavy lifting, and fill in the gaps so you don’t have to do it alone.
